Among many positive signs in the local property market that we have been reporting recently, there is one market indicator that should bring a smile to the faces of property owners throughout the City of Hume, and that is the depth of demand of home buyers.

You see whilst many locals would not be surprised to know that we are experiencing consistently solid demand from buyers looking for their first homes, (a market segment that has always played a key role in our area), the fact that we are dealing with good activity levels for all types of properties in all price ranges is very good news indeed.

A cross-section of our most recent results confirms this:

Attwood – 58 Haddon Hall Drive

Situated on a generous landscaped allotment of around 612sqm in one of Cambridge Gardens most desirable streets, this striking double-storey five-bedroom home (pictured) offered resort style living both indoors and out, and certainly attracted strong interest from several up-sizing families. The value of persistence was proven when strong post-auction negotiations resulted in an outstanding sale at $1.1 million.

Greenvale – 22 Amira Road

Producing strong interest at the first home end of the market, this appealing 3-year-old home in the popular Aspect Estate presented like new and drew favourable comments from buyers for its smooth-flowing four-bedroom floorplan. A very satisfying mid-week sale was the result.

Westmeadows – 50 Bamford Avenue

Tucked in between the price ranges of the two properties above, this well-established three-bedroom home enjoyed an elevated position near the Moonee Ponds Creek Trail. So strong was the interest here that the vendors were able to watch the SOLD sign go up at $630,000 within a week of hitting the market!

Results like those above provide a clear picture of the breadth of demand in this area right now, from first homes to the million-dollar market.
