Sunshine, SOLD signs and smiling faces

It’s hard to know whether it was the return of the summer sunshine this week, or the much anticipated news from the Reserve Bank to leave official interest rates on hold, but there were certainly plenty of smiling faces among the many homebuyers who were active in the City of Hume this week.

Perhaps the only cause of a few frowns that we saw was the ongoing shortage of new property listings hitting the market, as this imbalance between supply and demand is continuing to force buyers to compete strongly if they want to secure their chosen new home.

This is producing some outstanding sales results for local vendors, as this cross-section of recent results shows:

Craigieburn: 8 Whitfield Crescent. Reflecting a strong influence of Hampton's style influence in its overall styling, this four-bedroom single-level home in the popular Highlands Estate produced an excellent mid-week sale well before offers were due to close on its Sale by Set Date® campaign.

Greenvale: 111B Greenvale Drive. The striking street presence of this newly renovated four-bedroom home situated a short walk from the Greenvale Village shops made an immediate impact the moment it hit the market. As a result, the SOLD sign went up at $935,000 well before this week’s scheduled auction. As you can see from the photo, the new owners were excited about their successful purchase and are looking forward to moving in the near future.

Westmeadows: 33 Westfield Boulevard. This week’s auction of this substantial three-bedroom home overlooking Broadmeadows Valley Park saw the contracts signed after the current owners brought their happy two-decade history in the home to a conclusion.

Keep in mind that the current market is proving very positive for local sellers. So if you are weighing up making a move in 2024 and would like to discuss the best ways to maximise your results while the supply of new listings is still so low, our team at Barry Plant Gladstone Park would be more than happy to have a chat, so give us a call this week on 9330 1088.
