If you’re someone who keeps an interested eye on the property market in general, and the local market in the City of Hume in particular, you’ll know that residential housing is something that experiences interesting changes in fashion on a fairly regular basis.

Whether it’s architectural styling, different ‘must have’ features and appointments, block sizes or something else, we see trends coming and going all the time.

However, it’s important to remember that old saying, “The more things change, the more they stay the same”, and we were reminded of this again during the successful sale of a double-storey home in Greenvale which was negotiated by members of our Gladstone Park team, Frank Aloise and Aaron Taranto.

This was a property that combined some key features that might not have appealed to everyone in today’s market. The substantial allotment of around 814sqm for example had appeal for some families, but necessarily those looking for a set and forget low maintenance lifestyle. Similarly, the home itself was more timeless than trendsetting in style, but it did offer an abundance of family-friendly space, particularly for the larger family wanting to spread their wings.

Add in features like a solar heated saltwater swimming pool, and direct access to the Yuroke Creek Reserve behind the property, and you have a package that offered timeless appeal for a young family. Hence the positive market response we experienced to the four-bedroom home at 14 Nicholson Court in Greenvale (pictured), and the speed that the SOLD sign went up after productive mid-week negotiations.

Perhaps the most important message to emerge from recent sales like this one is that in the current market there are buyers for pretty much every property in the area. The key is to understand the appeal that the property will have to different buyers and targeting the right buyers for that specific property.
