If you are a regular reader of these weekly reports, you’ll know that we have been regularly reporting that the property market in the City of Hume is still being impacted by a large number of buyers who missed out securing a property in the latter months of 2021 and are determined to secure their next home as soon as possible.

When you add in the additional buyers who have entered the market this year, it’s clear that the current market is one where buyer numbers outweigh the number of listed properties for sale. As a result, our team at Barry Plant Gladstone Park was able to achieve more momentous results for our vendors this week, including another 100 per cent auction success rate with all three selling on Saturday.

A cross-section of recent results included:

Craigieburn: 19 Liewah Circuit. This exceptional five-bedroom, four-bathroom double-storey home certainly generated a great deal of attention from the moment it hit the market. Offered in ‘as new’ condition and featuring an impressive catalogue of quality appointments, this striking contemporary showpiece achieved an excellent pre-auction sale at $1.35 million.

Greenvale: 12 Silverwood Drive. Situated in the popular Greenvale Gardens Estate, this single-level three-bedroom home provided a rare entry-level opportunity near Keelonith Primary School. A wave of interest from first home buyers saw the SOLD sign go up before this week’s scheduled auction at $610,000.

Tullamarine: 6/2 Millar Road. Nestled privately at the rear of a group of six, this neat two-bedroom villa attracted interest from a mix of market entrants and investors. Saturday’s auction saw the gavel fall at a very satisfying $526,000, with our happy vendor and the successful purchaser (pictured) looking forward to moving into their first home.

The outlook for the next month or two is looking very promising indeed, making it an ideal time for those who are ready to take their next step on the property ladder to do so with confidence. If you’d like any advice or some assistance in getting your property ‘market ready’ while the weather is in your favour, just give us a call this week at Barry Plant Gladstone Park on 9330 1088.

Best wishes,
