It’s been a busy couple of weeks for our team, and not just because they were diving into their hot cross buns and chocolate eggs!

Another 100% auction success rate with all three of this weekend’s auctions selling above expectations was topped off by some outstanding sales being achieved through competitive negotiation both before and after the long weekend.

Some of these notable results included:

Gladstone Park: 30 Cassandra Drive. One of the original gems in this popular pocket of Gladstone Park, this single-level three-bedroom home attracted plenty of attention from young families before the SOLD sign went up at $677,000.

Greenvale: 2 Posy Street. Hassle-free low maintenance living found plenty of appeal among young families, with the contracts on this four-bedroom home being inked at $636,000.

Greenvale: 5 Ravine Way. Presenting a pleasing first impression in the highly regarded Aspect Estate, this four-bedroom home took no time at all to go from just listed to just sold.

Greenvale: 39 Saffron Street. The benefits of a fresh approach were evident in the auction of this brand new five-bedroom home in the Somers Estate. Having been on the market with another agent for some time with no success, our team got involved and the gavel promptly fell at a very satisfying $945,000.

Greenvale: 11 Edara Circuit. This modern double-storey four-bedroom in the popular Umbra Estate produced an outstanding result at auction, selling for just under $1.04 million. As you can see from the photo, both buyers and sellers were more than happy once the bidding was over.

Mickleham: 18 Bernwood Road. Offering a fresh, modern appeal in the popular Woods Estate, this single-level four bedroom-home achieved a pleasing mid-week sale at $595,000.

Westmeadows: 4 Copeland Road. After more than 40 years in the one family, this well maintained three-bedroom home soared close to 15% above the reserve after a fiercely contested auction produced $708,000.

Westmeadows: 68 Valley Park Boulevard. Making the most of a delightful view from a corner block in the heart of the new Valley Park Estate, this split-level four-bedroom home found new owners during the week at $710,000.

Would you like your address here? As we have proven time and time again this year, ground-breaking sales results in the City of Hume don’t ‘just happen’. In order to go from a ‘good result’ to one that gets the whole neighbourhood talking, you need a clear, well-planned strategy that reaches all of the buyers, not just some of them. So, if you’d like a confidential chat about the best way to move forward with your own property plans for 2021, give us a call this week at Barry Plant Gladstone Park on 9330 1088.

Cheers,

Nick Pugliese – Director
