Why local sellers are celebrating

You may have noticed a bit of media coverage this week about the increasing numbers of properties in the Melbourne market going to auction in October.

What those articles didn’t mention is a variety of methods achieving the strong number of sales, from online auction to private negotiation and, as we mentioned last week, off-market campaigns. What is clear to all of us at Barry Plant Gladstone Park is that a terrific sales result can be achieved in a variety of diverse ways at the moment.

Here’s a cross-section of some recent results:

Attwood: 58 Ardlie Street. This four-bedroom home in the Alanbrae Estate attracted interest for its appealing position as well as its potential for future enhancements, achieving an excellent mid-week sale at $891,000.

Greenvale: 5 River Rose Street. This week’s online auction of this 8-year-old home in Greenvale Gardens saw the gavel fall at a very pleasing $640,000.

Greenvale: 92 Lemonwood Drive. This modern single-level four-bedroom home had plenty to offer a young family. Competitive interest saw the SOLD sticker go up at $690,000.

Greenvale: 11 River Rose Street. Our second sale for the week in this street saw the successful conclusion to an off-market campaign, achieving $760,000 for our happy vendors.

Greenvale: 28 Rihanna Street. This stylish single-level home made an immediate impact the moment it hit the internet. As you can see from the photo, bot buyer and seller were more than happy when the deal was completed at $815,000.

Westmeadows: 6/84 Hillcrest Drive. A popular address close to all the amenities attracted interest in this three-bedroom townhouse from a mix of first home buyers and investors. The contracts were inked at $595,000.

The good news for anyone planning a 2021 sale is that there is time for you to get your property on the market now and sold well before the inevitable late rush as Christmas gets close. But don’t leave your run too late!
