$21 Million Sold. 26 Sales. Has Spring Sparked Renewed Buyer Confidence?
The first week of spring has delivered an encouraging start across Melbourne’s eastern suburbs, with Barry Plant Eastern Group recording 26 reported sales and more than $21 million worth of real estate sold.
So, is renewed buyer confidence starting to emerge?
The early signs are certainly positive. We saw strong buyer participation throughout the week, competitive bidding at auctions and buyers prepared to make offers both before and after auction day.
Today was an exceptional day of auctions, with 7 out of 10 properties selling — a 70% auction success rate and a result well ahead of the broader industry average. It was another encouraging indicator of buyer participation as we enter the spring market.
Importantly, buyers aren’t simply paying any price. They remain considered and price-sensitive, but they are buying. When a property is presented well, positioned correctly and the owner’s expectations are aligned with the current market, we are seeing genuine competition and successful sales.
We don’t have a crystal ball, and one week doesn’t define a market. But 26 reported sales and more than $21 million in property sold in the opening week of spring is certainly an encouraging sign.
