100% Result confirms pre-Easter demand
We’ve been talking about the underlying resilience of the property market in the City of Moonee Valley and surrounding suburbs for quite some time now. You only have to look back at last week’s Update, where we reported assisting 20 local families in a week, to see what that looks like.
Well, there’s no sign of that underlying demand easing yet, as this week we are happy to report assisting another 30 local families to move ahead with their property plans. This included achieving a 100% auction success rate this week, with all eight of this week’s scheduled auctions sold on the day or beforehand!
Our latest results have included:
Aberfeldie: 1A Batman Street. The effectiveness of professional post-auction negotiations came to the fore when this brand new three-bedroom home was sold during the week at $1.395 million.
Airport West: 1/31 Clydesdale Road. The striking contemporary good looks of this three-bedroom townhouse saw it sold well before the auction at $915,000.
Avondale Heights: 33 Montpellier Drive. Comfortable as is, but with ample upside for the future as well, this elevated three-bedroom home near Monte Carlo reserve sold for $935,000.
Avondale Heights: 225A Military Road. Nestled in a peaceful cul-de-sac just off North Road, this good looking single-level four-bedroom home on a subdivided block found new owners during the week.
Essendon: 108/316 Pascoe Vale Road. This one-bedroom apartment in the Esse building benefited from a well targeted Sale by Set Date® campaign, selling well before the closing date at $330,000.
Essendon: 411/314 Pascoe Vale Road. An expansive wrap-around balcony proved popular in this two-bedroom, two-bathroom apartment (pictured). Another Sale by Set Date® campaign produced $555,000.
Essendon: 32 Deakin Street. Combining striking contemporary architecture with state-of-the-art finished, this luxurious double-storey home of five bedrooms and three bathrooms was sold for well over the $2 million-mark.
Keilor Park: 145 Latrose Street. This four-bedroom home was another to benefit from productive post-auction negotiations, selling just after last weekend for $795,000.
Maribyrnong: 19 Cavalry Circuit. Offering easy access to Highpoint and the river, this two-bedroom townhouse enjoyed a pleasing sale at $525,000.
Maribyrnong: 1/4 Hillside Crescent. This three-bedroom townhouse attracted such strong interest from the moment it hit the market that it was sold several weeks before this week’s scheduled auction.
Moonee Ponds: 1004/40 Hall Street. Our second sale this month in the Mason Square complex, this one bedroom apartment with a generous balcony saw the contracts inked at $410,000.
Moonee Ponds: 42 Feehan Street. Part of the exciting new redevelopment of the Moonee Valley Racecourse, this brand new four-bedroom multi-level town residence was sold well before this week’s scheduled auction for $1.8 million.
Niddrie: 118 Hotham Road. A good sized block of around 656sqm with good access to elite schools drew interest from several local builders, developers and investors. The auction produced a very pleasing sale at $1.18 million.
Niddrie: 26A Shaw Street. Just a short stroll from Keilor Road, this contemporary three-bedroom home on a low maintenance block achieved a pleasing seven figure sale at auction.
Niddrie: 6 Brian Court. Set at the head of a quiet court, this four-bedroom sanctuary with a pool sold well above $2 million at auction.
