20 out of 20 tells a tale
It’s fair to say that the announcement of the decision to reintroduce tighter lock-down rules in metropolitan Melbourne certainly created a few challenges for a few property sellers and buyers this week.
However, I’m pleased to confirm that whilst the next six weeks will require a change of approach in some aspects of the local property market, our team at Barry Plant was ready to make the necessary adjustments to ensure our clients enjoyed a smooth transition to the different property inspection rules. So while some members of our network were bringing auctions forward to get in ahead of the restrictions, others were changing their from onsite to online. The most important fact after all of this was that the Barry Plant group sold 20 out of 20 online auctions this week, which is great news for anyone considering making a move in the next few months!
One of those 20 online auctions was conducted by our team at Barry Plant Moonee Valley, and it provided an outstanding example of what is possible with these digital platforms. We had 7 bidders registered, 4 of which competed strongly on the day. As a result, we recorded 67 bids before the gavel fell to an interstate buyer who pushed the price more than 15% above our ecstatic vendor’s reserve!
Of course, it’s not just online auctions that are producing results. As you can see, there were different methodologies employed on each of these three recent results:
Avondale Heights: 9B Templewood Crescent This modern two-bedroom townhouse with its own street frontage attracted such strong interest that the vendors decided to accept a convincing early offer of $655,000 rather than waiting for this weekend’s scheduled auction.
Essendon: 124 Market Street As mentioned above, this online auction of an older two-bedroom home on a corner site of 549sqm sold for $1.27 million after being declared ‘on the market’ at $1.1 million.
Keilor East: 35 Dinah Parade This modern three-bedroom home (pictured) just a stone’s throw from the Dinah Parade Shopping Centre enjoyed the benefits of a productive off-market campaign, with the contracts being inked during the week.
