Activity levels up as Spring gets going

It’s been another positive week for a number of property sellers around the City of Moonee Valley…almost as positive as the week the Demons supporters have had! Congratulations to all those fans of the red and blue, and sympathy to the Bulldogs supporters.

On the property front, the ability to physically inspect properties has certainly added more competition to the buyer pool, with huge numbers of inspections being completed this week and some fantastic sales being completed as a result.

Among the more notable recent results were:

Essendon: 109/19 Russell Street. Just two years young, this first floor apartment with one bedroom and a study nook boasted excellent resident’s facilities and sold for $375,000.

Essendon: 2/18 Lawson Street. Notable for its innovative architecture and valued location in the Strathmore College zone, this three-bedroom townhouse achieved $1.125 million.

Essendon: 82A Deakin Street. Located a short stroll from Buckley Park, this elegant three-bedroom town residence made an immediate impact from the moment it hit the market and was sold within weeks.

Essendon: 8A Vanberg Road. As you may have seen during the week, our strong track record of outstanding results on off-the-plan sales continued with the sale of one of two side-by-side homes to be built close to quality schools. The contracts were inked at just under the $3 million-mark.

Keilor East: 12 Hawthorn Court. This single-level three-bedroom home (pictured) attracted 16 registered bidders for this week’s online auction, with the gavel falling well above our happy vendor’s reserve at $753,000.

Keilor East: 37 Olivine Road. The opportunity to build a new home in the Valley Lakes Estate proved a popular one, with this homesite of around 409sqm selling for $800,000.

Make no mistake, the Spring property market is gathering momentum at a great pace, with a shortage of available properties being the only thing holding it back.
