Another 100% result for the long weekend
Whilst some people may have assumed that the long weekend would bring a scaling back of activity in the Moonee Valley property market, (including some of our competitors apparently), our team continued to focus on achieving outstanding results for our clients.
As you can see from this small cross-section of recent results, this focus certainly paid dividends for a number of happy vendors, including those who followed our advice to schedule their auctions at the start of the King’s Birthday weekend and enjoyed another 100 per cent auction success rate.
Avondale Heights: 47 Clarendon Street. Whilst there was debate about the best potential for this three-bedroom home on around 709sqm of land, there was no doubting the interest with a strong mid-week sale being completed through competitive negotiations.
Essendon North: 205/294 Keilor Road. Part of the highly regarded Curve building near Niddrie Central, this two-bedroom apartment was sold well before offers were due to close on a Sale by Set Date® campaign.
Moonee Ponds: 11 Hudson Street. This classic single-fronted Victorian was another to enjoy a strong early result using our unique Sale by Set Date®, with the SOLD sign going up several weeks before offers were due to close.
Niddrie: 104 Haldane Road. Framed by an attractive picket fence and enjoying an elevated position near parks and quality schools including PEGS, this three-bedroom timber home (pictured) sold for just under $800,000 at this week’s auction.
Niddrie: 90A Hotham Road. This elegant contemporary home of four bedrooms and three bathrooms didn’t quite make it to this week’s scheduled auction, with a convincing early offer of $1.3 million sealing the deal during the week.
As these results confirm, the arrival of the start of Winter has not had any impact on the heat in the buyer demand that we have been reporting in the local property market for several months now.
