Yes, it’s Winter in Melbourne. The skies are grey, the temperature is decidedly chilly and there’s no shortage of rain. Yet, the heat in the Melbourne property market continues to exceed all expectations with many vendors achieving sales results that many would not have been game to dream of.

There were several examples of this among our most recent results, with our team at Barry Plant Moonee Valley posting yet another 100 percent auction success rate for our vendors this week.

These included:

Airport West: 3/70 King Street. This recently built four-bedroom townhouse in a group of just three located just around the corner from the shops in McNamara Avenue achieved a strong mid-week sale.

Airport West: 27 North Street. Offered for sale with a town planning permit for two side-by-side townhouses, it was no surprise to see bidding from four different developers, pushing the price to $1 million.

Airport West: 30 Kingsley Road. This fully renovated four-bedroom home with a solar heated swimming pool saw plenty of interest from upgrading local families, producing an excellent sale at $1.1 million.

Essendon: 4/16 Vanberg Road. Quality renovations made all the difference to the sale of this single-storey one-bedroom unit near Montgomery Park. The contracts were inked during the week.

Keilor East: 14 Maurice Court. As we mentioned last week, strong early interest in this potential-packed three-bedroom home (pictured) with views over Spring Gully Reserve saw the board quickly converted from Forthcoming Auction to Sold, with the keys changing hands at $890,000.

Maribyrnong: 32/4 Wests Road. A highly effective digital marketing campaign produced immediate results for this two-bedroom apartment near Highpoint, selling well before this week’s scheduled auction for $425,000.

Niddrie: 34 Rosehill Road. One of the six residences in the Rosevue Residences project, and positioned opposite St Bernard’s College, this unusual three-bedroom tri-level home achieved a very satisfying mid-week sale at $850,000.

With the changed stamp duty rules coming into effect from July 1st, there are even more reasons for buyers to secure their next home by June 30th, so if you’d like a confidential chat about the best ways to time your sale in 2021, you can give us a call at Barry Plant Moonee Valley this week on 9319 1700.

Cheers,
