As we’ve been saying for quite some time now, the Winter of 2021 is proving to be a particularly positive time to sell a property in the City of Moonee Valley, and we saw further proof of this when our team achieved yet another 100 per cent auction success rate with this week’s auctions.

Among the more notable of our recent results were:

Airport West: 2/15 South Road. This versatile two-bedroom villa just around the corner from Hansen reserve soared close to 10 per cent above our happy vendor’s reserve in selling for $636,000.

Essendon: 7/6 Sturt Street. The growing appeal of the apartment lifestyle was repeated once again when this stylish two-bedroom example achieved a strong mid-week sale at $620,000 (pictured), with an early sale achieved through a productive Sale by Set Date® campaign.

Essendon: 97 Roberts Street. It was a case of ‘back to the future’ when we auctioned this potential-packed three-bedroom home on a prime corner block for a family who had lived there for sixty years. We had auctioned another property for the same family 26 years ago, so it was very satisfying to see it selling for $1.88 million, more than 10 per cent above expectations.

Essendon: 7 Cooper Street. The value of professional post-auction negotiations was clear when this stunning brand-new home near Bradshaw Reserve found new owners at $2.525 million.

Glenroy: 2/56 Cosmos Street. This two-bedroom villa was another to achieve an early pre-auction sale as a result of a combined campaign with our colleagues at the Barry Plant office in Glenroy.

Niddrie: 19A Cuthbert Street. This striking contemporary town residence certainly attracted plenty of interest from the moment it hit the market. This week’s auction brought that interest to a head, with the SOLD sign going up at an impressive $1.49 million.

As you can see from this cross-section of recent sales, our team has been achieving outstanding results on all types of properties and in all price ranges, from apartments and units to brand new showpieces, and from the first home buyer bracket through to multi-million-dollar sales.

If you are curious about how much more your own property could be worth in this strong Winter market, you can give us a call during the week at Barry Plant Moonee Valley on 9319 1700.

Cheers,

Bill Karp
