Autumn kicks off with active buyer interest

This was the week that a very solid Summer season turned into Autumn, and it was pleasing to see that the strong buyer activity levels we have been reporting in recent months continued unabated.

This cross-section of recent results shows activity in all areas and price ranges:

Airport West: 20 Watt Street. Offered with an approved permit for two new residences, this generous site of around 741sqm right beside the schools (pictured) sold around a week prior to this week’s scheduled auction at $1.02 million.

Essendon: 46 Forrester Street. This meticulously maintained three-bedroom Art Deco home with excellent access to elite schools enjoyed a very satisfying auction sale with three bidders taking the price well above the reserve before the gavel fell at $1.752 million.

Essendon: 11 Monica Street. Competitive negotiations saw the keys to this thoughtfully renovated and extended four-bedroom Californian Bungalow with a pool change hands during the week.

Keilor East: 1/2A Scurrah Court. Set against a tranquil background of the Steele Creek parklands, this free-standing two-bedroom unit attracted good interest from a mix of market entrants and investors, with three bidders taking the auction above our vendors’ expectations to a very pleasing $653,500.

Moonee Ponds: 720/40 Hall Street. The outstanding residents’ facilities in this apartment building proved popular, with a Sale by Set Date® campaign producing an early sale of this two bedroom gem at $590,000.

Niddrie: 4/44-46 Carrington Road. This light-filled three-bedroom unit situated moments from the Keilor Road cafes sold prior to this week’s scheduled auction, achieving $700,000.

Strathmore: 13/366 Pascoe Vale Road. A convenient location near Strathmore Station saw this single-bedroom apartment sold well before offers were due to close on another Sale by Set Date® campaign.
