It may have been a week where the weather would have looked more at home in Winter rather than the start of Summer, but there were clearly a contingent of homebuyers who were determined to lock-in their next home before the end of the year.

Among our most recent results were:

Aberfeldie: 108/305 Buckley Street. An unusual dual-level floorplan made this two-bedroom apartment located moments from the cafes of Buckley Street Village as popular inspection. The contracts were inked at $480,000 during the week.

Airport West: 93 Bowes Avenue. Potential was the word on everyone’s lips as we auctioned this three-bedroom home on just under 700sqm of land a short walk from the McNamara Avenue shopping precinct. A competitive auction took the bidding above our happy vendor’s reserve, with the gavel falling at $940,000 (pictured).

Kensington: 408/62 Altona Street. The SOLD sign went up a couple of weeks early on this single-bedroom apartment after our Sale by Set Date® campaign produced a strong sale at $345,000.

Moonee Ponds: 3/9 James Street. A mix of first home buyers and investors showed strong early interest in this two-bedroom top-floor apartment near Queens Park. A pleasing mid-week sale was the result.

Niddrie: 6/47-49 Hoffmans Road. Nestled securely at the rear of a well-maintained group of six near Rosehill secondary College, this two-bedroom unit was another to benefit from a Sale by Set Date® campaign, selling early for $685,000.

Niddrie: 55 Hoffmans Road. Boasting a long list of original details as well as an abundance of car/material storage, this three-bedroom home a few doors from the sale above was sold as a result of competitive mid-week negotiations.

Strathmore: 6 Carrick Lane. Designed by Bagnato Architects and offering a high level of luxury, this three-bedroom townhouse near Strathmore station saw the SOLD sign go up during the week at $885,000.

As we’ve pointed before in these posts, there is no substitute for experienced advice and local knowledge when it comes to achieving market leading results in the current market. So if you are weighing up your property plans for 2024, feel free to give our team at Barry Plant Moonee Valley a call this week on 9319 1700.

Best wishes,
