Big finish to an amazing year
If you needed any confirmation that 2021 has been a year unlike any other, (and we’re pretty sure you won’t), the fact that the real estate market in Moonee Valley has seen such a high degree of buyer activity this close to Christmas certainly provides it!
With sales ranging from the $400,000’s to the mid-$2 millions, and some auctions producing sales more than 20 percent above expectations, it’s fair to say that 2021 is finishing with a bang.
A cross-section of recent results has included:
Aberfeldie: 14 Jean Street. Capturing serene city skyline views from this elevated pocket near the river, this striking contemporary home sold well before this week’s scheduled auction at an impressive $2.43 million.
Airport West: 3/57 McIntosh Street. Set at the rear of a group of only three, this three-bedroom townhouse sold more than a week before this week’s auction for $803,000.
Airport West: 128 Halsey Road. A rare vacant allotment in this established area near Westfield attracted six bidders to our mid-week auction. The sale price of $1.04 million was more than 20% above our ecstatic vendor’s reserve.
Essendon: 6/50 Richardson Street. Hidden behind a lush tree-lined streetscape, this one-bedroom flat with a private courtyard was another to sell prior to auction, reaping $418,500.
Essendon: 2/12 Graves Street. Well-maintained and enjoying a location close to the cafes on Keilor Road, this two-bedroom villa made the most of a mid-week sale, reaching $740,000.
Essendon: 12 Spencer Street. A spirited bidding duel at this week’s auction produced a remarkable sale at $1.6 million, a quarter of a million dollars above expectations.
Keilor East: 57A Wingara Avenue. Boasting a rare combination of privacy and convenience, this immaculate two-bedroom villa sold well before the scheduled auction. The contracts were inked at $695,000.
Keilor East: 35 Boardwalk Place. Capturing a lovely outlook over the lake in the highly regarded Valley Lake Estate, this three-bedroom town residence achieved $835,000 in a strong pre-auction sale.
Keilor East: 19 Valley Lake Boulevard. Our second sale in the Valley Lake Estate this week involved a vacant homesite of around 440sqm (pictured), which found new owners at $888,000…good luck for some!
Keilor East: 39A Roberts Street. Brand new and reflecting a cutting-edge design, this three-bedroom contemporary home saw the sold sign go up during the week at $1.135 million.
Keilor Park: 20 Collinson Street. A prime corner block framed by towering palm trees made strong first impression to this three-bedroom home. This week’s auction saw the deal done at $842,500.
Niddrie: 80 Garnet Street. Offering a low maintenance with no Body Corporate, this free-standing three-bedroom home achieved a satisfying $935,000 a week before the scheduled auction.
Niddrie: 1/138 Hotham Road. Three determined bidders clearly wanted the keys to this spacious three-bedroom front unit. It took a bid of $1.05 million to win them.
