Big results continue to surpass expectations

We’ve been talking about the growing confidence among homebuyers in our local market for a while now.

However, we saw another clear indication of this growing trend this week when all there of our auctions that sold under the hammer this week not only brought the desired result for our vendors, but they each exceeded the vendor’s expectations by amounts that varied from 5 per cent to a remarkable 22 per cent!

Add in the outstanding sales being achieved through private negotiation during the week, and market is looking decidedly positive for anyone planning an Autumn sale.

Here’s a sample of some of our recent activity:

Airport West: 45 Harrington Road. Thoughtful renovations and a convenient location made this three-bedroom home a popular pick among homebuyers recently. A total of four determined buyers (including one bidding online) fought it out, pushing the price to $852,000 which was more than $50,000 above our vendor’s reserve.

Essendon: 3/297 Pascoe Vale Road. This well presented two-bedroom apartment sold well before offers were due to close in a Sale by Set Date® campaign, with a strong mid-week sale being completed at $400,000.

Keilor East: 34A Heather Avenue. Offering an easy-care low maintenance lifestyle with shops around the corner, this three-bedroom townhouse attracted interest from owner occupiers and investors before selling for a pleasing $770,000.

Maidstone: 5 Cambridge Street. Zoned for Maribyrnong College and enjoying easy access to Highpoint, this four-bedroom home attracted interest as much for its future potential as its current accommodation. A highly competitive bidding duel saw the gavel eventually fall at $1.006 million, close to $200,000 above our ecstatic vendor’s reserve!

Niddrie: 69 Haldane Road. Offered for sale for the first time since it was built for the current owners, this potential-filled three-bedroom home was sold at auction for $1.05 million. Again, this result exceeded our vendor’s reserve.
