Can I start this week’s Update with all those clients who are celebrating the arrival of the new Lunar Year this weekend. I hope the arrival of the Year of the Dragon brings health, wealth and happiness.

Of course, this week also brought the news that the Reserve Bank was doing pretty much what everyone had expected and leaving official interest rates on hold. This didn’t seem to have a great deal of impact on buyer sentiment in the City of Moonee Valley and surrounds…but only because buyer confidence has been quite positive throughout the year to date.

Our team at Barry Plant Moonee Valley saw a continuation of this strong buyer activity this week, with some excellent sales results being recorded from the first home buyer bracket right through to the multi-million dollar range.

Here’s a summary of some of the recent activity:

Airport West: 2/74 Fraser Street. Several local downsizers showed immediate interest in this versatile three-bedroom villa, with competitive interest producing a very satisfying $815,000.

Essendon: 11/23 Daisy Street. Nestled at the rear of this neighbourly group of twelve apartments, this renovated two-bedroom unit found new owners at $490,000.

Essendon: 3/132 Market Street. Tucked away in the heart of Essendon, this two-bedroom villa made the most of its convenient position, selling for $740,000.

Essendon: 123 Bradshaw Street. This original three-bedroom home on a generous allotment achieved an outstanding off-market sale utilising our extensive database of motivated buyers. The deal was negotiated at $2.665 million.

Kealba: 7 Bellara Crescent. Potential was the word on everyone’s lips at this week’s auction of this four-bedroom home near Brimbank Park. The gavel fell at $657,000.

Maribyrnong: 84 Kynoch Lane. The combination of two bedrooms & bathrooms and a location close to the river and Highpoint made this townhouse a popular offering. The keys changed hands at $545,000.

Moonee Ponds: 11/7 Hall Street. Part of the boutique Manhattan complex, this three-bedroom corner apartment achieved a pleasing mid-week sale at $645,000.

Moonee Ponds: 411/51 Homer Street. Being moments from the cafes on Puckle Street, this three-bedroom corner apartment attracted plenty of interest. Mid-week negotiations saw the deal completed at $795,000.
