One sure sign of the strength of buyer demand can be seen in the number of auctions that not only sold, but sold well in excess of our vendor’s reserve prices.
Here’s a glimpse into some of the more notable recent results:
Airport West: 33 Grange Road. This traditional three-bedroom home near the McNamara Avenue shopping centre was one of several planned auctions that generated strong early interest, resulting in an excellent sale well before this week’s scheduled auction.
Airport West: 17A Kingsley Road. Contemporary and convenient, this four-bedroom town residence was another to exceed expectations when a competitive bidding duel took the sale price all the way to $975,000, $75,000 above our happy client’s expectations.
Airport West: 25 Ian Crescent. This beautifully renovated four-bedroom timber home was another of those to sell before this week’s auction, achieving an outstanding sale during the week at $1.2 million.
Essendon: 38 Ogilvie Street. This elegant three-bedroom timber home made the most of its highly regarded address in the ‘school belt’ soaring well above the vendor’s reserve price to sell for more than $1.3 million.
Keilor East: 9A Henry Street. Offering easy access to several quality schools, this single-level three-bedroom contemporary residence (pictured) saw bidding push past the vendor’s reserve before selling for a very satisfying $932,000.
Strathmore: 1B Roland Avenue. A sought-after position, moments from Strathmore Village was clearly a popular option for buyers. This week’s auction of a two-bedroom home on a low maintenance allotment produced a remarkable sale at $910,000…more than 18% above our ecstatic vendor’s reserve price!
Tullamarine: 43 Gordon Street. Potential was the word on the lips of all who visited this three-bedroom home around the corner from the Primary School. Interest was so strong that the vendors decided to accept a convincing early offer of $735,000 rather than waiting for this week’s scheduled auction.
