Buyers get busy as time gets tight

With only a few weeks left before activity in the property market slows down for the Christmas/New Year break, some buyers have clearly taken the “throw everything including the kitchen sink approach” to securing their next home.

Whilst most auctions this week saw competitive bidding and results that exceeded their reserves, some went a bit beyond that with results that exceeded expectations by more than 25%! So if you thought activity in Moonee Valley would be winding down at this point of the year…think again.

Our recent results included:

Aberfeldie: 20 Combermere Street. Combining classic Art Deco features with a popular river precinct location, this charming three-bedroom home sold during the week for $1.2 million.

Aberfeldie: 29 Clifton Street. Such was the level of interest in this four-bedroom home with rare direct access through to the Maribyrnong River trails (pictured), that an early bid-off among the buyers saw this one sell for $2.261 million, (more than 25 per cent above our ecstatic vendor’s reserve)!

Ascot Vale: 10/197-199 Maribyrnong Road. This renovated two-bedroom apartment drew interest from owner-occupiers as well as investors, selling at auction for $434,000.

Avondale Heights: 25 Monte Carlo Drive. This solidly built three-bedroom home a few doors from the Reserve attracted interest in both the house and the land. Four bidders saw the gavel fall at $1.156 million, exceeding the reserve in the process.

Avondale Heights: 55 Deutscher Street. Providing access to a highly sought after pocket, this four-bedroom home with a separate home office in the backyard had three bidders taking the price beyond our vendors reserve before selling at $1.195 million.

Brunswick West: 16 Straw Street. A combined effort between ourselves and our colleagues at Barry Plant Coburg saw buyers competing early in an online bid-off. The result was a strong sale at $1.3 million.

Essendon: 6/23 Hoddle Street. It’s not often you’ll find an apartment with two bedrooms and a home office, so it was no surprise to see this one generating plenty of early interest. It sold prior to auction for an impressive $620,000.

Essendon: 1 Gordon Street. Clearly several keen buyers couldn’t wait for Saturday’s auction, with the sold sign going up late this week after an early offer of $1.28 million proved too convincing for our vendors.

Keilor East: 156 Sterling Drive. Five bidders fought for the keys to this stylishly updated three-bedroom home backing onto Brimbank Park. The eventual sale price of $870,000 certainly exceeded expectations.

Keilor East: 19 Shelley Street. Potential was the word on everyone’s lips at the auction of this three0bedroom home on 634sqm of possibilities. The contracts were inked at $1.06 million.

Moonee Ponds: 1/43 Buckley Street. With a private courtyard enhancing a compact one-bedroom floorplan, this ground floor apartment attracted good interest before selling for $390,000.

Moonee Ponds: 24 Learmonth Street. This charming two-bedroom period home was another to achieve an outstanding sale prior to this week’s scheduled auction.
