Buyers not ready to take a holiday yet
For some people the arrival of December is a signal to start slowing down and focusing on the festive season. However, that is clearly not the case for the countless anxious homebuyers around the City of Moonee Valley who are still trying to secure their next home before Santa arrives.
Our first weekend of summer auctions saw some highly competitive bidding duels and some outstanding results for our vendors, with sale prices soaring as high as close to 20% above our ecstatic vendors’ reserve prices.
Here’s where some of the action took place:
Airport West: Our two auctions in Cameron Street this week involved a three-bedroom home on around 781sqm, and a freestanding three-bedroom unit. Both were successfully sold, with the latter pushed to an outstanding $767,000 by five bidders. We were also scheduled to auction a new single-level three-bedroom home at 41 Coniston Avenue, but active buyer demand convinced our vendors not to wait, with an early offer of $875,000 sealing the deal.
Avondale Heights: Making a big first impression in the exclusive Avondale Park Estate, a grand four-bedroom home in Templewood Crescent achieved a pleasing mid-week sale at $1.4 million. We also achieved a very satisfying result at the auction of a three-bedroom home in the Maribyrnong River precinct. The SOLD sticker went up on 25 Rhonda Street at $781,000, which was close to 20% above expectations!
Essendon: Offering a modern, easy care lifestyle a short walk from Buckley Park, the double-storey three-bedroom home at 2/88A Cooper Street got lots of locals talking when it sold for $850,000. Meanwhile, over in Deakin Street, a grand family haven of five bedrooms produced gasps from the crowd when the hammer fell at a remarkable $1.961 million!
Keilor East: Market entrants, investors and downsizers all showed interest in a modern two-bedroom unit in Neville Street. A strong mid-week sale was soon completed at $525,000. Meanwhile, a brand new three-bedroom low maintenance home (pictured) in Noga Avenue attracted such strong interest that the vendors didn’t have to wait for this week’s scheduled auction, selling during the week at $830,000.
The fact is that many of the current pool of buyers will not be able to secure their next home before the end of the year.
