Buyers pushing hard as timing becomes a key

With just eight weekends left before the property market in the City of Moonee Valley takes a break for Christmas, it seems that quite a few home buyers are feeling the extra pressure to secure their next home as soon as possible.

As a result we have seen some seriously competitive situations, both at auction and in mid-week negotiations, resulting in some very pleasing results for multiple vendors. Here’s a summary of some of the most recent sales:

Airport West: 18 Highridge Crescent. This potential-packed three-bedroom home came with town planning approval already in place for two generous townhouses, so interest was spread across developers and investors as well as several first home buyers. The SOLD sign went up the evening before the scheduled auction after an early offer of $800,000 sealed the deal.

Ascot Vale: 45 South Street. After close to 50 years of ownership in the one family, this classic three-bedroom home combined period features with huge potential for the future. Three bidders fought for the keys, resulting in a strong auction sale at just over $1.5 million.

Keilor East: 1/33 Surrey Drive. A sophisticated blend of low maintenance living and contemporary style, this three-bedroom, four-bathroom double-storey home (pictured) on a subdivided block achieved a strong $1.012 million through productive mid-week negotiations.

Moonee Ponds: 1/55 Buckley Street. First home buyers, investors and downsizers were all among the interested parties for this neat single-bedroom apartment. Our unique Sale by Set Date® approach saw the SOLD sign go up around two weeks early, producing $295,000.

Moonee Ponds: 1020/40 Hall Street. Breathtaking views of the city skyline were just one of the attractions of this modern two-bedroom, two-bathroom apartment with Puckle Street on the doorstep. Once again, a well-planned Sale by Set Date® campaign produced an early sale at $608,000.

Pascoe Vale: 550 Pascoe Vale Road. An impressive allotment of around 836sqm in the prized Strathmore College zone was the main attraction here, with new home builders and developers all showing interest. The contracts were inked during the week at $1.02 million.

The key lesson to be taken from the strong results above is that a very satisfying sale is entirely achievable in the current conditions, but the deadline I mentioned earlier means that those who don’t want to miss the boat in 2023 really need to start getting the wheels in motions soon.
