Buyers remain focused on location

Isn’t it interesting that in a world of constant change, some things never change.

One of the most consistent factors in today’s real estate market in the City of Moonee Valley, (just as it has always been), is the buyer appeal of a good position, and we saw multiple examples of this in our most recent results. As the old saying goes…“Location, location, location”!

Here’s a few of our recent sales in prime locations:

Avondale Heights: 5/26 Riverview Street. As the address suggests, there was no mistaking the appeal of this remarkable location. This three-bedroom, two-bathroom townhouse was set at the rear of a boutique grouping overlooking Canning Reserve and the Maribyrnong River, with views of the city skyline in the distance. This week’s auction saw competitive bidding driving the price to $950,000, exceeding our happy vendor’s expectations.

Keilor East: 1/1 Berembong Drive. Four bidders fought it out for the keys to this immaculate three-bedroom, two bathroom residence (pictured) situated within walking distance of the shops and cafes at Centreway, and quality schools like PEGS. This competitive environment produced an excellent result, with the gavel falling at $971,500, which was well above our vendor’s reserve.

Keilor East: 77 Steele Creek Drive. The much admired Valley Lake Estate was the high demand setting for this modern four-bedroom, three-bathroom double-storey home, a short walk from the lake itself. Productive mid-week negotiations saw the contracts inked at $1.495 million.

Keilor Park: 16 Spence Street. Close proximity to the pre-school and Steele Creek trails added to the appeal of this sturdy three-bedroom home which was offered for sale for the first time since it was built. The SOLD sign went up during the week at a very satisfying $935,000.

The good news for anyone planning on selling in Moonee Valley is that the outlook for the next month at least seems very positive, with buyers showing genuine confidence in the market.
