Buyers stepping up as deadlines approach
The rapid approach of the holiday season and the annual quiet period for the property market at the end of the year is clearly weighing on quiet few home buyers in Moonee Valley and surrounding suburbs if our recent results are anything to go by.
Here’s a cross-section of what’s been happening:
Ascot Vale: 149 St Leonards Road. This freestanding two bedroom period home with Union Road shops at the end of the road sold at this week’s auction for $945,000.
Essendon: 5/1 Queen Street. With the North Essendon Village shops and cafes on the doorstep, this chic two-bedroom apartment in a boutique block of just seven sold well before offers closed on our Sale by Set Date® campaign, achieving $695,000.
Essendon: 2/51 Deakin Street. Privately positioned at the rear, this three-bedroom villa enjoyed a pleasing pre-auction sale during the week.
Essendon: 4/239 Pascoe Vale Road. As we mentioned earlier, this three-bedroom townhouse with convenient access to Essendon Primary School and Windy Hill was sold more than a week before the scheduled auction for $880,000.
Essendon North: 401/64 Keilor Road. Offering the kind of views that only come from living on the top floor, this two-bedroom apartment with trams at the door changed hands for $385,000.
Fawkner: 10 James Street. This potential-filled three-bedroom home on around 629sqm made the most of a competitive mid-week auction, with the gavel falling at $785,000.
Keilor East: 141 Brees Road. Handy to several highly regarded schools, this updated four-bedroom saw the keys change hands at $1.1 million.
Keilor Park: 81A Victory Street. Noted for its fresh contemporary styling, this side-by-side three-bedroom home (pictured) was sold after mid-week negotiations produced a pleasing $860,000.
Maribyrnong: 503/45 Edgewater Boulevard. Situated in the popular Edgewater Estate, this two-bedroom apartment with city views was another to achieve a strong (and early) result via our Sale by Set Date® campaign.
Moonee Ponds: 44 Dean Street. Enjoying a prime corner position opposite the Moonee Valley Racecourse, this four-bedroom Edwardian was another that enjoyed a very satisfying pre-action sale.
Niddrie: 68 Newman Crescent. An elevated position and unmistakable potential saw this commanding five-bedroom home sold after competitive post-auction negotiations saw the contracts inked at $1.055 million.
North Melbourne: 84 Munster Terrace. This stunning four-bedroom converted warehouse certainly got people talking, with a highly productive digital marketing campaign producing $2.22 million.
