Buyers stepping up as Spring hits its straps

There was a bit of media coverage during the week about the Melbourne auction market stepping up a gear, and that was certainly the case in Moonee Valley this week as our team was busy co-ordinating a healthy collection of auctions both during the week and on the weekend.

As you can see below, there were some outstanding sales as a result, including one that took close to an hour to complete with 49 bids being placed before the competition reached its conclusion.

Here’s a summary of the recent activity:

Airport West: 2/13 Grange Road. Our online auction on Monday afternoon produced a very pleasing sale at $738,000 for this functional three-bedroom townhouse.

Airport West: 2/89 Bowes Avenue. The auction of this modern three-bedroom townhouse took a total of 49 bids over 55 minutes before the gavel fell at $852,000…well above our vendor’s expectations!

Airport West: 83A Moore Road. Conveniently set opposite Westfield, this easily maintained three-bedroom home saw four bidders take the price above the reserve, selling for $880,000.

Airport West: 21 Hilbert Road. A generous allotment of around 640sqm added to the possibilities that this three-bedroom home presented. It was sold prior to auction for a very satisfying $1 million.

Essendon: 2/55 Amelia Avenue. This architecturally intriguing two-bedroom townhouse with a view-capturing rooftop terrace sold at this week’s auction for $837,000.

Essendon: 88A Ogilvie Street. This single-level three-bedroom home was another to benefit from an early sale prior to this week’s scheduled auction. The keys changed hands at $905,000.

Essendon West: 2/21 Hampton Road. As we mentioned last week, this three-bedroom townhouse attracted strong early interest, selling for $890,500 a full two weeks before the scheduled auction.

Maribyrnong: 2/7 Bloomfield Avenue. Offering a high level of privacy for a low maintenance subdivided block, this versatile three-bedroom saw the contracts inked at $1.3 million.

Moonee Ponds: 4/9 Grandview Street. Part of a small group of just five units, this two-bedroom townhouse attracted five bidders and sold around 10% above the reserve at $800,000.

Niddrie: 116 Hotham Road. With 10 registered bidders for this potential-packed three-bedroom home, the online was always going to be competitive. The eventual sale price of $1.302 million certainly exceeded expectations.

Strathmore: 4 Menarra Street. This meticulously maintained three-bedroom home (pictured) in the Strathmore College zone achieved an excellent mid-week sale at $1.515 million.

The good news for anyone planning a 2021 sale is that there is time for you to get your property on the market now and sold well before the inevitable late rush as Christmas gets close. But don’t leave your run too late!
