Chilly conditions but there's heat in the bidding

We hope you’ve managed to stay rugged up against the Winter chills this week, just as so many of the buyers we’ve been assisting lately, but the good news for anyone thinking of making a move in the coming weeks is that the colder temperatures haven’t impacted on buyer activity in the City of Moonee Valley and surrounding suburbs.

Indeed, many of our valued vendors have achieved results that exceeded their expectations recently, as this cross-section of recent sales results confirms:

Airport West: 14 Clydesdale Road. It was all about the potential here, with the largely original three-bedroom home sitting on a generous allotment opposite parkland a short walk from the McNamara Avenue Shops. Competitive negotiations saw the SOLD sign go up during the week at $880,000.

Avondale Heights: 3 Hillman Court. Originally scheduled for auction this weekend, this generous four-bedroom in a quiet court with parks and buses around the corner sold well before the marketing campaign had a chance to get going.

Essendon: 22/899 Mt Alexander Road. This was an opportunity to secure a two-bedroom unit in the highly regarded Alexander Place community (pictured) where landscaped gardens and a pool enhance a convenient low maintenance lifestyle. Three bidders pushed the price more than 10 per cent above expectations before the gavel fell at $770,000.

Moonee Ponds: 715/40 Hall Street. This near new single-bedroom apartment offered a super convenient location, city views and excellent resident’s facilities including a pool. It sold promptly for $360,000.

Strathmore: G15/82 Bulla Road. This one-bedroom apartment, conveniently positioned a stone’s throw from Essendon Fields, was another to reap the benefits of a quiet off-market campaign, selling during the week for $385,000.
