Competition increasing as Spring approaches

It may seem odd to be talking about Spring while the weather is still so wintery, but the fact is that the official start of the new season is now just six weeks away, and some buyers are clearly getting into ‘Spring mode” a little early this year.

In fact, every one of our auction sales this week sold above their reserve, pushed by a minimum of three bidders competing at each, which shows how consistent the buyer demand is in the City of Moonee Valley right now.

This demand produced some exciting sales recently, including:

Ascot Vale: 5/67 Roseberry Street. Being within a short stroll of the cafes and trams on Union Road, this renovated two-bedroom apartment had plenty of appeal for market entrants and investors alike. A competitive auction saw three bidders take the price to $443,000.

Essendon: 2/13 Winifred Street. Just a stone’s throw from North Essendon Village, this two-bedroom ground-floor apartment enjoyed a pleasing mid-week sale.

Essendon North: 226/2 Gillies Street. This light-filled single-bedroom apartment with a study nook sold for $327,000 several weeks before offers were due to close on another successful Sale by Set Date® campaign.

Essendon West: 28A Emerald Street. As we mentioned in a recent post, this striking contemporary four-bedroom, three-bathroom home with excellent city views was sold well before this week’s scheduled auction, achieving $1.17 million.

Essendon West: 442 Buckley Street. The effective use of a quiet off-market campaign focused on our huge database of registered buyers produced an outstanding sale on this vacant allotment, with the contracts inked at $1.3 million.

Moonee Ponds: 1412/40 Hall Street. Capturing an excellent view from the 14th floor of the Mason Square complex, this single-bedroom apartment was another to achieve an early sale using the Sale by Set Date® method, this time achieving $405,000.

Strathmore: 6A Galbraith Close. This chic contemporary three-bedroom townhouse (pictured) with views drew competitive bidding that took the price to $792,000, well above our happy vendor’s reserve.
