Cooler weather but heat in the bidding

We may have had some less than inviting weather to remind us that the official start of Winter isn’t too far away, but there was lots of heat in the bidding at many of our auctions this weekend. After all, when you have as many as eight separate bidders duelling over the one property, it’s clear that the popularity of property in the City of Moonee Valley is as strong as ever.

And it’s not just our auctions that are generating buyer competition, as this cross-section of recent results confirms:

Airport West: 2/39 Hillside Grove. A generous multi-level floorplan attracted a range of buyers to this three-bedroom townhouse. The keys changed hands during the week at $700,000.

Avondale Heights: 3/4 Gaetana Street. With three bedrooms and a study nook serviced by two bathrooms, and a double garage, this contemporary townhouse drew a strong buyer response. Productive mid-week negotiations saw the sold sign go up at $795,000.

Avondale Heights: 10 Landsby Drive. Our unique Sale by Set Date® approach achieved an early result on this modern four-bedroom terrace, with the deal being completed at $810,000 during the week.

Keilor East: 1/68 Park Drive. Three competitive bidders pushed the price of this three-bedroom unit (pictured) beyond our happy vendor’s reserve before the gavel fell at $840,000.

Moonee Ponds: 4/19 Montague Street. Combining a low maintenance lifestyle with the added privacy of its own street frontage and front garden, this two-bedroom unit sold at this week’s auction for $768,000 after eight bidders pushed the price close to 10 per cent above the reserve.

Moonee Ponds: 10 Bruce Street. A competitive auction saw this potential-filled period home near the river and Aberfeldie Park sell above the reserve, reaching $1.56 million.

Niddrie: 28 Hutchison Street. A modern dual-level floorplan and easy access to Keilor Road made this three-bedroom town residence a popular option. This week’s auction produced $730,000.

Niddrie: 48 Newman Crescent. This three-bedroom home was scheduled for auction this weekend but sold so quickly it didn’t even have time to hit the internet.

Results like these show that there are a number of different ways to achieve a strong sale in the City of Moonee Valley at the moment.
