December sales off to a flying start

We mentioned in last week’s Update that we were anticipating a busy December for the local property market, and this week’s activity certainly confirmed this.

Whether through auction or private negotiation, property sellers across the City of Moonee Valley and surrounding suburbs were enjoying some fantastic results in the summer sunshine.

Here’s a summary of some of our more recent sales:

Airport West: 61 Clydesdale Road. There was no mistaking the potential offered by this four-bedroom home on around 581sqm of land just around the corner from the shops on McNamara Avenue. The auction produced a strong sale at $975,000.

Airport West: 66-68 Roberts Road. The rare offering of two adjoining titles in one block of around 1100sqm attracted plenty of interest from builders, developers and investors. A very satisfying sale at $1.655 million certainly exceeded our happy vendors’ expectations.

Essendon: 21 King Street. An elegant mix of period features and modern-day comforts found a ready market in this pretty three-bedroom timber home. A sale at $1.47 million produced smiles all round.

Essendon North: 65B Kerferd Street. Set on a subdivided corner block within a short walk of Keilor Road, this potential-packed three-bedroom home looks set for an exciting future after a sale at $800,000.

Footscray: 10/33 Eldridge Street. A well-established lease attracted several investors to this older one-bedroom apartment near Quarry Park, with the contract being inked at $240,000.

Moonee Ponds: 54 Taylor Street. The value of professional post-auction negotiations was proven once again when this beautifully renovated three-bedroom period home found new owners the day after the auction at just under $1.4 million.

Niddrie: 108/388 Keilor Road. A successful Sale by Set Date® campaign saw the SOLD sign go up on this modern one-bedroom apartment for $315,000.
