Families focused on moving before Christmas

One of the interesting trends we’re noticing in the real estate market in the City of Moonee Valley and surrounding suburbs right now is the strong activity levels among family buyers.

For some it’s the desire to secure their next property before the market takes its annual break over the Christmas-New Year period. For others, it’s a growing awareness that whatever movements there are in today’s market, they are impacting both the property you are selling and the property you are buying, and thus are not really a reason to hold off making your next move.

Whatever the motivation, we have been seeing a string of sales in the area to families, and this trend continued this week. Among our most recent results were:

Niddrie: 53A Carrington Road. This free-standing three-bedroom, two-bathroom single-level home provided the rare combination of an easy maintenance lifestyle with no body corporate. A competitive auction with four active bidders saw the contracts inked at $866,500, well above our happy vendor’s reserve.

Keilor East: 19 Darling Close. This immaculately maintained family home (pictured) of three bedrooms and study and two bathrooms drew an immediate response as soon as it hit the market. A well-planned auction campaign came to a head this weekend, with the gavel falling at $1.13 million after being declared on the market more than $100,000 earlier.

Essendon: 21 Thomson Street. The combination of timeless brick construction, stunning city views and a flexible floorplan suited to multi-generational families proved a popular one at this week’s auction of this double-storey four-bedroom home. We saw a total of 50 bids placed before the keys changed hands at an impressive $1.882 million.

Essendon: 20 Glen Street. With Allison Park on the doorstep, this charming four-bedroom period home nestled among landscaped gardens attracted three bidders to this week’s auction. As a result, the sale was finalised at $1.74 million.

Essendon: 101/314 Pascoe Vale Road. Younger families and those starting their property journey were among the interested parties in this two-bedroom, two-bathroom first floor apartment with easy access to shops, cafes and parks. Competitive mid-week negotiations saw the SOLD sign go up at $520,000.

Brunswick East: 7/67 Nicholson Street. It wasn’t just families looking for their own homes either, as we had interest from a mix of investors and first home buyers inspecting this two-bedroom apartment. Our unique Set by Set Date® campaign produced a strong sale well before the scheduled closing date at $470,000.

The important message that comes from results like these is that if you are keen to make a move in 2022, you haven’t missed the boat yet…BUT you will need to get the wheels in motion fairly soon if you want to avoid running into the inevitable distractions that come into play as we get closer to the end of the year.
