Five out of five as buyers compete strongly

As we have mentioned several times in recent months, the current market in the City of Moonee Valley and surrounding suburbs is still dealing with a large number of buyers who missed out in the last months of 2021 and are determined to secure their next home as soon as possible.

When you add in the additional buyers who have only just begun looking this year, this is clearly a market where buyer numbers outweigh the number of listed properties for sale. As a result, our team at Barry Plant Moonee Valley was able to achieve several outstanding results for our vendors again this week, including another 100 per cent auction success rate with all five selling on Saturday.

A cross-section of recent results included:

Airport West: 4/80 McIntosh Street. Set at the rear of a group of four modern units, this modern single-level two-bedder attracted interest from a mix of first home buyers and investors before being sold at auction for $610,000.

Airport West: 138 Parer Road. This quietly elegant, body-corporate free, two-bedroom villa attracted strong interest from several market entrants, not the least bit due to its convenient location near Westfield. A highly competitive auction saw the bidding exceed expectations, with the gavel falling at $702,000.

Airport West: 1A Overs Street. This charming three-bedroom home in the school belt made an immediate impact with its steeply gabled roofline and dormer windows. It was smiles all round when the auction produced a very pleasing sale at $865,000.

Airport West: 1/26 Cameron Street. Designed and built to provide a hassle-free lifestyle with a high degree of convenience, this well-appointed three-bedroom townhouse made a strong impact with its flexible floorplan. A productive auction campaign saw the sold sign go up at $910,000 (pictured).

Essendon North: 13/60 Keilor Road. Part of a boutique complex near Thompson Park, this two-bedroom first-floor apartment sold during the week for $390,000.

Keilor East: 24 Olivine Road. This craftsman-built five-bedroom home included a master suite on each level, making it ideal for an extended family. Competitive negotiations saw the contracts inked during the week at $1.34 million.

Keilor East: 56 Valley Lake Boulevard. The latest in a long line of outstanding results in the Valley Lake Estate, this striking contemporary showpiece with lake views utilised our unique Sale by Set Date® approach to produce an early sale at $1.915 million.

Moonee Ponds: 8/53 Buckley Street. This tastefully renovated two-bedroom apartment was another to use our Sale by Set Date® marketing strategy, achieving an early sale at $510,000.

Strathmore: 31 Lind Street. This stylish new four-bedroom home, recently constructed side-by-side near Napier Street Village, produced an outstanding result at this week’s auction when the final bid reached $1.425 million.
