Get set for a busy March
As many readers will probably know, the Autumn property market is traditionally an active period in the Melbourne property market, and with the official change of seasons now just a matter of days away, the scene is set for a particularly busy few months for buyers and sellers alike.
One sure sign of the underlying strength of buyer demand in the City of Moonee Valley and surrounding suburbs is the number of auctions that we had scheduled for this weekend that sold prior to the day. This trend has been prevalent for a while now, but the fact that more of this week’s sales were completed prior to the day rather on auction day shows that the interest is still there.
A cross-section of some of our recent results includes:
Avondale Heights: 34 Westminster Drive. This largely original three-bedroom home on just over 600sqm of land near Avondale Primary School attracted interest from a variety of buyers, ranging from keen renovators to local builders. A well-attended auction saw this property sold at $927,500.
Keilor East: 79 Lincoln Drive. Offered in ‘as-new’ condition, this striking semi-detached four-bedroom home achieved an outstanding sale at $1.455 million through a well-structured off-market campaign utilising our extensive database of registered buyers.
Keilor Park: 3 Midway Court. Situated in a peaceful cul-de-sac near the Reserve, this updated single-level three-bedroom home attracted such strong interest that our vendors decided to accept a strong early offer of $885,000 rather than waiting for this weekend’s scheduled auction (pictured).
Maribyrnong: 2/33 Hillside Crescent. Enjoying a convenient position in the highly regarded Maribyrnong river precinct, this two-bedroom townhouse was another to see the SOLD sign go up prior to the scheduled auction, with contracts being signed during the week at $717,000.
Niddrie: 9 Cuthbert Street. Strategically positioned in one of Niddrie’s most admired addresses, this beautifully renovated four-bedroom, three-bathroom timber home had scope for extra self-contained accommodation of home office. The keys changed hands well before the scheduled auction after an impressive early offer sealed the deal at $1.83 million.
