Golden results despite grey skies.

The cooler weather this week provided a timely reminder that Winter is not far away, but there was no drop in the heat in the Moonee Valley property market with big turnouts to many of our Open Houses and some huge results at many of this week’s auctions.

Among the more notable recent sales were:

Airport West: 70 Hilbert Road. The combination of warm timbers, raked ceilings and bluestone paving proved a popular one, with six bidders turning out to try to secure the keys to this three-bedroom home. The sale price of $1 million exceeded out happy vendor’s reserve.

Ascot Vale: 15/230 Ascot Vale Road. A mix of market entrants and astute investors showed the strongest interest in this top floor apartment. A pleasing sale at $282,000 exceeded our vendor’s expectations by more than 17 per cent.

Essendon North: 19 Ronald Street. This four-bedroom home attracted strong interest from several local families looking to upgrade, particularly with its scope for separate teenager’s accommodation. A convincing early offer of $1.375 million saw the keys change hands well before this week’s scheduled auction.

Keilor East: 46 Wonganella Drive. With permits already approved for two new townhouses, it was no surprise to see several local builders and investors at this week’s auction. The contract was inked at $850,000.

Keilor East: 168 Rachelle Road. Enjoying an outlook over the surrounding parkland that defied a convenient location, this three-bedroom home was pushed almost 15% beyond its reserve by four determined bidders.

Keilor East: 12 College Parade. Four bidders fought it out for this four-bedroom home in the highly regarded St Bernard’s Estate, with the eventual sale price of $1.026 million, sitting well above our vendor’s reserve.

Moonee Ponds: 169 Holmes Road. As we mentioned last week, this extended four-bedroom Californian Bungalow boasted easy access to the Maribyrnong River through the park, producing a strong sale well before the scheduled auction.

Strathmore: 81A York Street. This meticulously maintained three-bedroom villa secured a pleasing sale at $850,000.
