Grey skies but bright bidding

A few scattered showers did their best to disrupt proceedings this week, (fortunately nothing like the rain they’re experiencing up north), but the buyers showed that their determination hasn’t diminished at all by making confident offers, both during the week and at the weekend auctions.

Among our most recent results were:

Airport West: 1 Roberts Road. This charming three-bedroom home sat on a prime corner block of around 507sqm, attracting interest from several local builders and developers. The SOLD sign went up at $876,000.

Essendon: 303/55 Collins Street. Offering easy access to trams, shops and cafes, this single-bedroom apartment drew inquiries from a mix of investors and first home buyers before selling during the week.

Keilor East: 3/2 Milleara Road. This three-bedroom townhouse attracted strong early interest. As a result, a strong offer prior to auction of $880,000 saw the campaign concluded early this week.

Keilor East: 13 Groves Street. This beautifully renovated four-bedroom home was another of this week’s scheduled auctions to find an early result, with the contracts being inked on Friday at $1.3 million.

Keilor East: 46 Valley Lake Boulevard. Another outstanding result in the Valley Lake Estate by our team, this time utilising an off-market campaign focused on our extensive database of registered buyers. This striking four-bedroom home sold for $1.925 million.

Niddrie: 28 Nolan Street. An ultra-convenient location and a surplus of character added to the appeal of this five-bedroom timber home (pictured). Four bidders fought it out at this week’s auction, driving the price all the way to $1.676 million…well above our excited vendors’ expectations.

Parkville: 10 Bunjil Way. Situated a stone’s throw from Royal Park, this impressive five-bedroom contemporary home was sold after competitive mid-week negotiations.

With negotiations continuing on multiple properties as I write this report, there is no doubt that the Autumn market of 2022 is looking positive for local sellers. So if you’d like an update on what your own property could achieve, why not give us a call this week at Barry Plant Moonee Valley on 9319 1700.

Cheers,

Bill Karp
