January market demonstrates strength

It seems that the brief tempering we saw in the market in December, when the late flood of new listings created more choice for buyers and a slight easing in clearance rates, has already faded.

Buyer activity in the City of Moonee Valley and surrounding suburbs has been noticeably confident over the festive period, with enquiry levels strong from the start of January.

This period has seen some very pleasing sales results being achieved for our vendors, including:

Airport West: 5/5-7 Deidre Court. This light-filled two bedroom villa came with the added advantage of a larger than expected private yard and sold for $600,000.

Avondale Heights: 69 Orleans Road. This three-bedroom home with a large rumpus room enjoyed a quick off-market sale before the photographer even had time to unpack their tripod, achieving $1.155 million.

Essendon: 314 Pascoe Vale Road. Enjoying quick access to the trains and park, this two-bedroom ground-floor apartment offered the rare benefit of private street access, producing a very pleasing $505,000.

Keilor East: 14 Mainridge Vista. Capturing views of the lake, this modern three-bedroom townhouse in the Valley Lake Estate attracted plenty of interest in selling for $645,000.

Keilor East: 5 Viewbank Drive. Offering rare direct access into Rosehill Park, this high-set three-bedroom home had been thoughtfully updated and attracted strong interest in selling for $967,000.

Keilor East: 15 Craig Street. This near-new four-bedroom home featured a peaceful position and city views…a combination that saw the contracts inked at $1.04 million.

Keilor Park: 2/37 Spence Street. This eye-catching three-bedroom townhouse (pictured) reaped the benefits of a productive Sale by Set Date® campaign, reaching $850,000.

Niddrie: 3 Florence Street. Future potential was the key attraction of this two-bedroom home on around 594sqm, with interest from local builders and investors driving a strong sale at $1.05 million.

Strathmore: 3/1 Gracedale Court. Tastefully renovated and making the most of its own street frontage in a quiet court location, this two-bedroom unit found new owners in the midst of the festive season.
