With the last week of Summer now upon us, our team at Barry Plant Moonee Valley has been busy achieving multiple outstanding sales results for our vendors, with excellent numbers being produced both at auction and through competitive negotiations prior to the big day.

Among our most recent results were:

Aberfeldie: 4/8 Alma Street. Part of a tightly held group of just five, this two-bedroom unit enjoyed a pleasing result as four bidders pushed the price well above the published reserve of $577,000.

Essendon: 3/126 Cooper Street. This three-bedroom townhouse near Buckley Park made an impact with its north-facing courtyard, resulting in another pleasing auction sale at $902,500.

Essendon West: 19 View Street. The potential for future views of the river and city skyline proved an appealing prospect at the auction of this rare property of just over 600sqm. Six bidders fought it out, driving the price to $1.803 million, (more than $200,000 above the reserve).

Keilor East: 7 Regent Street. Originally scheduled for auction this weekend, this potential-filled three-bedroom home found new owners early in the week after a strong early sealed the deal.

Keilor East: 10 Cecelia Drive. A quiet cul-de-sac capped by parkland added to the family appeal of this modernised three-bedroom home. This week’s auction produced $900,000.

Keilor East: 20 Olivine Road. Nestled within the highly regarded Valley Lake Estate, this modern five-bedroom home achieved a very satisfying mid-week sale at $1.44 million.

Keilor Park: 55B Victory Street. Combining architectural interest with stylish finishes, this brand new four-bedroom townhouse saw the SOLD sign go up at the end of last weekend.

Moonee Ponds: 14/226 Maribyrnong Road. Utilising our unique Sale by Set Date® approach, this updated first floor apartment a short walk from the river sold for $300,000 well before offers were due to close.

Niddrie: 21 Cuthbert Street. A large crowd (pictured) turned out to watch six bidders compete for this possibility-filled three-bedroom home after having been in the one family for several decades. Spirited bidding saw the price soar to $1.26 million.

Niddrie: 28 Hamilton Street. Enjoying an elevated position close to the Steele Creek trails, this updated three-bedroom home sold prior to this week’s planned auction for $1.3 million.

Pascoe Vale South: 39 Ward Grove. Full of period charm, this two-bedroom home on Coonans Hill was another to achieve a strong sale prior to auction, achieving $1.115 million.

Make no mistake, if you are considering selling results like these confirm the benefits of getting your property on the market prior to Easter if you can. If you need any advice or assistance, be sure to give our team at Barry Plant Moonee Valley a call this week on 9319 1700.

Cheers,

Bill Karp
