A little preparation goes a long way

If you were one of the many homeowners in the City of Moonee Valley and surrounding suburbs who had plans to sell and move this Spring, last week’s release of the ‘road map’ probably meant putting those plans on hold until individual property inspections are permitted again.

In case you haven’t heard, there is still some debate about then the easing of restrictions will occur. The announcement last week targeted October 26th. However there has been some talk this week that it could be a bit earlier. We will have to wait and see.

In the meantime, however, as we pointed out in LAST WEEK'S UPDATE, our team at Barry Plant Moonee Valley has continued to achieve a few outstanding sales without physical inspections. These have included:

  • A brand new 4-bedroom home in Watt Street, Airport West (pictured);
  • An elegant 3-bedroom townhouse in Nimmo Street, Essendon; and
  • An impressively renovated 4-bedroom family home in Salisbury Street, Essendon North.

If you are one of those home sellers who is waiting for the inspection restrictions to ease, the next few weeks are an ideal time to tackle all those little presentation jobs around the house in order to maximise your impact on potential buyers when they are allowed to visit.

The first step in tackling the presentation of your property is to decide what will make the biggest impact on your buyers, (and just as importantly, what won’t). Our team at Barry Plant Moonee Valley has years of experience in assisting people to prepare their homes for sale, a service that is enhanced by our dealing with so many local buyers. This enables us to know which buyers your property will suit best, and what the attractions will make the biggest difference for those buyers.

Therefore, our recommendation would be to have an obligation-free chat with us before you carry out any major redecoration or maintenance tasks. Given the current social isolation rules, we are able to consult with you remotely, enabling you to “show us through your property” via a video link on your phone or tablet. You may find that we can make recommendations on the spot for some small, inexpensive ways to make your home more appealing and more saleable.

We have also put together a downloadable guide to presenting your home which even includes a section on Feng Shui for those who are interested in exploring this timeless Chinese philosophy on the way your property works. If you’d like to have a chat with one of our team about presenting your home for sale, or perhaps get an updated Virtual Appraisal so you can approach your property sale with the latest market data, you can still call us on 9319 1700.

Cheers,

Bill Karp
