The signs of positivity in the Moonee Valley property market that we have been reporting in recent times showed no signs of slowing this week, which is great news for anyone considering making their next move in the property market in the coming months.

Among a number of strong sales results in recent times, were:

Airport West: 3/98 McNamara Avenue. First home buyers, investors and local downsizers were all among the interested parties on this neat two-bedroom townhouse a short walk from Westfield. A strong mid-week sale was concluded here at $530,000.

Airport West: 30 Highridge Crescent. It was the future potential of this three-bedroom home on a generous block of around 687sqm as much as its current appeal that got buyers excited here. Productive negotiations saw the keys change hands at $1.045 million.

Airport West: 27 Harrington Road. The rare opportunity to secure an oversized allotment of around 1392sqm certainly elicited plenty of enquiries from family buyers, investors and builders. As a result, this week’s auction of this four-bedroom home a few doors from the reserve (pictured) saw the SOLD sign go up at $1.275 million.

Essendon: 4/244 Pascoe Vale Road. This eye-catching contemporary style unit of two bedrooms and two bathrooms made the most of a quiet off-market campaign utilising our extensive database of registered buyers, with the contracts being inked at $635,000.

Tullamarine: 7 Banksia Grove. The rare opportunity to secure three separate two-bedroom units on the one title of around 954sqm proved just how strong the underlying interest in this area from investors is. Positive post-auction negotiations saw the contracts inked on this one at $1.15 million.

Of course, for those local property owners who are weighing up a move in 2023, (particularly with the official start of Spring just a matter of weeks away), it’s important to keep in mind that two of the critical ingredients in a successful campaign are planning and timing.

So if you would like an obligation-free chat about the best ways to maximise your result in the coming Spring, feel free to give our team at Barry Plant Moonee Valley on 9319 1700.
