The appeal of a lifestyle where upkeep is minimised has been a popular choice across the City of Moonee Valley in recent years.

However, we had a timely reminder of this trend this week with a wide range of properties offering a lower maintenance lifestyle all achieving very strong sales in recent days.

Some of our more notable recent results in this category have included:

Airport West: 2/42 Kingsley Road. A mix of first home buyers and investors showed the strongest interest in this older-style three-bedroom villa unit. In the end a first home buyer won the day with a winning bid of $461,5000, comfortably exceeding our vendor’s reserve price.

Airport West: 2/99 McNamara Avenue. Combining a convenient position with a low maintenance lifestyle, this two-bedroom townhouse saw three bidders competing for the keys. A strong sale at $686,000 exceeded our vendor’s expectations by quite a satisfying margin.

Airport West: 2/9 South Road. Offering appeal for new home buyers as well as those wanting an established home, this near new three-bedroom townhouse just around the corner from the shops on McNamara Avenue saw the SOLD sign go up at $810,000.

Avondale Heights: 105 Canning Street. Another contemporary offering in near new condition, this four-bedroom town residence (pictured) near the river achieved an excellent mid-week sale, with the contracts being inked at $1 million.

Essendon North: 6/2 Berry Street. The return to the market of increased numbers of property investors, (much to the annoyance of many first home buyers), was evident as soon as this fully renovates one-bedroom apartment hit the market. Our unique Sale by Set Date® strategy produced a strong sale well before the deadline at $336,000.

Keilor East: 3/127 Rachelle Road. Providing an affordable entry to the market in popular Keilor East, this newly renovated one-bedroom villa unit attracted such strong intertest that the vendors cheerfully accepted a convincing early offer of $320,000 rather than waiting for the scheduled auction.

These results are particularly important when you realise that they have been achieved in an environment where the weather has been getting chiller and more ‘wintery’, meaning that vendors should be able to look forward to selling during the Winter months without any drop-off in buyer activity.
