Market resilience continues unabated
Given the level of hysteria the media has been building recently, there were probably a few property market watchers who were expecting a big drop in auction bidding this week. However, as this week’s results from our team at Barry Plant Moonee Valley show, those people have seriously underestimated the strength of demand from buyers in our area!
Here’s a cross-section of our recent results:
Airport West: 40 Highridge Crescent
Part of a well-executed side-by-side subdivision, this modern double-storey home offered an appealing family lifestyle close to parks, McNamara Avenue shops and leading schools. Determined bidding on auction day saw the SOLD sign go up at $960,500.
Essendon: 15 Flower Street
This astutely renovated period classic combined the best of its heritage architecture with an impressive contemporary makeover, ensuring buyers were able to enjoy the best of both worlds. Located within minutes of the Rose Street Village cafés and shops, private schools, trams and Essendon station, this three-bedroom home saw four bidders push the price to an impressive $1.34 million, comfortably above our happy vendor’s reserve price.
Keilor East: 24 Jeffrey Street
Tasteful renovations ensured that the new owners could move straight in and enjoy life in this three-bedroom home, including the extensive all-weather alfresco entertaining zone. Clearly that was appealing prospect, as spirited bidding produced a very satisfying sale at $837,900.
Keilor East: 22 Parkside Avenue
Situated a stone’s throw from St Peter’s Primary School, this four-bedroom family home was sold via a quiet off-market campaign for $900,000.
Keilor East: 14 Paul Avenue
Presented in ‘as-new’ condition, this striking contemporary double-storey home (pictured) offered four bedrooms, three bathrooms and an impressive array of flexible living and entertaining space. The sale at $1.08 million was a good result for all concerned.
Moonee Ponds: 5/6 Turner Street
Set in the midst of a group of seven villa units a stone’s throw from Moonee Valley Racecourse, this well-maintained two-bedroom residence benefitted from a productive auction campaign, selling above reserve at $590,000.
