Market sentiment continues to soar

Once again this week we saw further confirmation of the growing levels of confidence among prospective home buyers in the City of Moonee Valley and beyond.

Indeed, the latest consumer confidence data from the Westpac-Melbourne Institute is indicating that consumer confidence is now at its highest levels for seven years, with Victoria leading the way in November with a 9% jump.

Figures like these are reflecting what our team is seeing at face-to-face level at property inspections, with buyers keen to make offers as soon as they find a suitable property. This is reflected in the number of the sales below that were sold prior to their scheduled auction.

Here’s a couple of examples of what’s been happening:

Aberfeldie: 6 Batman Street. Such was the appeal of its classic Art Deco styling and easy access to the Maribyrnong River trails, this eye-catching four-bedroom period classic sold well before this week’s scheduled auction.

Airport West: 127 Parer Road. Offering a turn-key solution for those seeking a modern, hassle-free lifestyle, this smart double-storey three-bedroom home (pictured) achieved a strong sale prior to its scheduled auction.

Essendon: 104A Bradshaw Street. Situated within a short stroll of the cafes on Keilor Road, this thoughtfully designed free-standing double-storey home combined a low maintenance lifestyle with an emphasis on quality, resulting in an excellent sale at $1.485 million.

Keilor East: 3/1 Woorite Place. Attracting interest from a mix of market entrants, downsizers and investors, this near new three-bedroom townhouse saw the contracts inked at $605,000.

Keilor East: 10 Craig Street. With around 574sqm of land backing onto the famous Rose Creek Estate, this potential-filled property was another of those that sold prior to this week’s scheduled auction, with the deal being completed on the low $800,000’s range.
