Momentum builds as sales continue

As we reported in last week’s Update, the property market in the City of Moonee Valley seemed to start building some traction as soon as fireworks ended on new Years Eve, and that rend has continued this week.

Not only have we seen some very positive activity from motivated buyers in all suburbs and price ranges, but we have also see several really exciting new listings hitting the market which is great news for buyers as well.

Some of the recent sales that were initially put together prior to the break but have since seen their details finalised were:

Essendon: 4/43 Albion Street. Striking contemporary architecture and a prime location near Montgomery Park both played a role in the interest in this intriguing two-bedroom townhouse (pictured).

Essendon: 9/130-132 Hoffmans Road. Offering a level of designer finish that belied its unassuming exterior, this three-bedroom townhouse a short walk from the shops at Niddrie Central saw the contracts inked at $740,000.

Keilor East: 87 Hassett Crescent. The Pavilions Estate has long held a special place in the hearts of buyers in this area, so it was no surprise to see competitive interest in this three-bedroom home taking the sale price to $898,500.

Moonee Ponds: 30 Gladstone Street. This eye-catching contemporary two-bedroom townhouse situated a stone’s throw from Puckle Street achieved a very pleasing result when the SOLD sign went up at $800,000.

Importantly, our team has also been busy taking initial offers on several other key listings in areas as diverse as Aberfeldie, Airport West, Essendon and Glenroy, so there certainly seems to be a sense of momentum building around the initial few weeks of 2023.

As I mentioned last week, this level of buyer confidence suggests that anyone considering selling before the year gets too old should be feeling quite positive about that opportunity, particularly while the current shortage of available property listings continues.
