It is becoming clear that the easing of restrictions on property inspections and auctions last month has been a positive move for the property market in the City of Moonee Valley.

Many of the buyers we are dealing with are responding positively to the overall increase in the quantity and quality of new listings that have been hitting the market in recent weeks, resulting in strong activity levels in all areas and price ranges.

Among our more notable recent results were:

Avondale Heights: 219 Military Road. As we mentioned last week, this modern single-level three-bedroom home was successfully sold well before this week’s scheduled auction.

Avondale Heights: 19 Robson Avenue. With plans and permits already in place, this three-bedroom home on over 700sqm was sold during the week before the auction for $1.18 million.

Essendon: 5/191 Pascoe Vale Road. Set on the first floor of a small group of eight, this two-bedroom apartment achieved an early sale at $432,500 using our unique Sale by Set Date® method.

Keilor East: 27 Nyah Street. Offering potential to renovate of rebuild, this three-bedroom home was sold before the proposed auction campaign could commence.

Keilor East: 23 McPherson Street. This three-bedroom home was another that generated interest in its future potential, selling prior to auction for just short of $1.2 million.

Keilor East: 76 Steele Creek Drive. Located in the heart of the highly regarded Valley Lake Estate, this striking four-bedroom contemporary residence attracted strong interest from the moment it hit the market. A highly competitive auction saw the bidding exceed expectations when the gavel fell at $1.68 million.

Keilor Park: 4 Sprint Street. Owned by the one family since new, this renovation-ready four-bedroom home was another to find new owners well before this week’s scheduled auction.

Niddrie: 39 Grandview Road. Being just a few streets back from vibrant Keilor Road, this three-bedroom home was another that captured the attention of buyers looking for potential to extend or rebuild. The auction saw the keys change hands after a strong seven figure sale.

The good news is that, with so many buyers still actively involved in the local property market, there is still time to sell before Christmas if you’re quick. So, if you’re weighing up your options and want some experienced and objective advice, give us a call at Barry Plant Moonee Valley this week on 9319 1700.

Cheers,

Bill Karp
