For some people, the news that the Reserve Bank was adding another increase to official interest rates this week might have been a reason to pause.

Based on our latest sales results, however, it clearly wasn’t for the vast majority of homebuyers in the City of Moonee Valley, as most of you seem to have realised that whilst the current environment of higher rates is a short term condition, the longer term attraction of the local property market remains intact.

Not only did our team continue to achieve some outstanding sales for our vendors, but as you’ll see below, we saw strong buyer activity in every price range from around the $500,000-mark all the way to more than $3 million!

Here’s a summary:

Keilor East: 2/19-21 McPherson Street. This beautifully renovated two-bedroom unit situated a short walk from the Milleara Shopping Centre was sold at this week’s auction for $550,000.

Keilor East: 102 Sterling Drive. The value of professional post-auction negotiations was proven once again during the week when this original three-bedroom on around 783sqm was sold for $675,888.

Keilor East: 47 Phillip Road. A quiet off-market campaign utilising our extensive database of registered buyers produced an excellent sale of this four-bedroom home for $1.805 million before the neighbours even knew it was for sale.

Keilor East: 33 Basalt Avenue. This meticulously crafted five-bedroom, six-bathroom builder’s own home in the Valley Lake Estate drew plenty of attention from buyers and the media. In fact, it sold well before offers were due to close on our unique Sale by Set Date® campaign, achieving an outstanding $3.15 million!

Keilor Park: 2/8 Swan Street. One of two auctions in this quiet cul-de-sac on Saturday, this two-bedroom townhouse saw four bidders push the price more than 10% above our happy vendor’s reserve, with the contracts being inked at $501,500.

Keilor Park: 16 Swan Street. The second auction involved a potential-filled four-bedroom home on just under 700sqm, which achieved $785,000.

Strathmore Heights: 56 Collier Court. This eye-catching three-bedroom townhouse was another to achieve more than 10% above expectations, selling for $666,000 (pictured).
