Positive market signs becoming clearer

There is no doubt that there are growing signs of a step up in activity levels in the Melbourne property market of late as we head towards the official start of Spring.

PropTrack has reported that Melbourne should see its first ‘Super Saturdays’ for several months in coming weeks, with over 1100 auctions scheduled next weekend (August 26th) and more than 1000 auctions scheduled to start the first weekend of September.

Here in the City of Moonee Valley, our team has certainly been active recently, achieving several outstanding results for our vendors both at auction and through a variety of negotiation scenarios. These included:

Airport West: 3/53 Clydesdale Road. This neat three-bedroom unit attracted a good crowd (pictured) who watched four bidders compete. The sale at $700,000 exceeded our happy vendor’s reserve.

Essendon: 7/160 Napier Street. The opportunity to get your foot in the door of this highly regarded neighbourhood saw mid-week negotiations on this two-bedroom flat produce $413,000.

Essendon North: 5A Keam Street. Eye-catching design by Architecton and an appealing location within an easy walk of Niddrie Village combined to see the keys to this remarkable three-bedroom town residence change hands at $1.65 million.

Keilor East: 14 Norwood Drive. Having served so well as a much-loved family home for over 40 years, it was all about future potential for the buyers at this week’s auction. This well-located allotment of around 587sqm sold for $751,000.

Keilor East: 3/8 Janet Street. The appeal of a near new three-bedroom townhouse within close proximity of Rosehill Park was clear, resulting in a pleasing auction sale on the day.

Keilor East: 15 Craig Street. This architecturally intriguing four-bedroom, three-bathroom home with impressive city views attracted such strong interest that our vendor’s were able to secure an early sale at $1.075 million well before this week’s scheduled auction.

Keilor East: 27 Nyah Street. Combining the attractions of a brand new build with a prime location near elite schools, this bold four-bedroom, three-bathroom home was another to see the contracts inked after productive mid-week negotiations.

Keilor Park: 3/13 Kingston Street. Nestled at the rear of a modern group of three, this two-bedroom unit benefitted from competitive mid-week negotiations, with the keys changing hands at $560,000.

Niddrie: 33 Coghlan Street. Three bidders fought for the keys of this stylish three-bedroom double-storey home at this week’s auction. They pushed the price all the way to a very satisfying $1.363 million.
