Pre-Christmas sales continue to impress

As we mentioned last week, there is still quite a lot of buyer activity across the City of Moonee Valley and beyond in the lead-up to the Christmas break, with a number of outstanding sales being achieved this week despite the distractions of the festive season.

Among our most recent results were:

Essendon: 83 Bradshaw Street. An unusual marketing approach that referenced the popular ‘Sex and the City’ TV show produced an excellent result, with the SOLD sign going up at $1.67 million.

Essendon: 8 Mackay Street. This beautifully renovated four-bedroom Victorian near Windy Hill found new owners after competitive mid-week negotiations sealed the deal.

Keilor Park: 29 Adrienne Close. A quiet cul-de-sac position added to the appeal of this low maintenance three-bedroom home, with a productive auction campaign concluding with a sale at $745,000 (pictured).

Niddrie: 49 Haldane Road. Our first of two auctions in this street this week saw the gavel fall at $817,000 for a potential-filled three-bedroom timber home on around 345sqm of land.

Niddrie: 45 Haldane Road. A few doors up the road, a stylish four-bedroom contemporary showpiece drew interest more for the present than the future, with a competitive auction producing $1.665 million.

Niddrie: 12 Carrington Road. Owned by the one family since the 1950’sd, this four-bedroom brick home sat on a huge allotment of around 877sqm right in the heart of Niddrie, raising all sorts of possibilities for the future. A fierce bidding duel saw the sold sign go up at just over the $2 million-mark, more than 10% above out happy vendor’s reserve.

Strathmore: 49 Hillsyde Parade. This unusual three-bedroom home designed by Pleysier Perkins attracted strong interest the moment it hit the market and was sold well before this week’s scheduled auction after an online bid-off between interested parties.

Of course, the other important reminder this week is that if you are planning to sell early next year, don’t wait until January to get the wheels in motion.
