With the end of the first quarter of a remarkable year now in sight, and the Easter break now just a matter of days away, I am pleased to report that our amazing run of exceptional results for our vendors is continuing unabated.

Here’s a summary of some of the more memorable results the team at Barry Plant Moonee Valley has been able to produce this week, including multiple sales that exceeded their reserves by more than 20%:

Avondale Heights: 1/43 Oakley Drive. Backing onto parkland and the river trails, this three-bedroom townhouse saw three bidders push the price to $750,000, almost 10% above our happy vendor’s expectations.

Essendon: 109 Tennyson Street. The combination of two older homes on the one title of over 730sqm of land proved an irresistible one, with four determined buyers taking the auction all the way to $1.935 million, more than $100,000 above the reserve.

Moonee Ponds: 905/333 Ascot Vale Road. Making the most of sweeping city views, this contemporary two-bedroom apartment achieved a strong sale after productive mid-week negotiations.

Moonee Ponds: 4/36 Park Street. This extensively renovated ground floor apartment within walking distance of Queens Park also exceeded its reserve in selling for a satisfying $690,000.

Niddrie: 2/57 Ryder Street. This single-level three-bedroom unit was sold prior to this week’s scheduled auction after competitive early offers saw the sold sign go up during the week.

Niddrie: 1/79 Coghlan Street. This eye-catching front townhouse was another to achieve an early pre-auction sale, with a convincing offer being made in the first week of the campaign.

Niddrie: 87 Haldane Road. Enjoying a convenient location close to quality schools and the Keilor Road cafes, this tastefully renovated three-bedroom home saw five bidders stage a bidding war, with the eventual sale price of $1.396 million exceeding expectations by more than 20%!

Strathmore: 22 Wendora Street. Capturing a refined contemporary aesthetic throughout a light-filled four-bedroom floorplan, this striking family home saw the keys change hand at a pleasing $1.14 million.

Strathmore: 28 Loch Street. Potential was the key attraction that drew several local builders, developers and investors to the auction of this three-bedroom home on around 668sqm of land. This was another to achieve more than 20% above the vendor’s reserve when it sold for $1.165 million.
