Sales increase by 25%

The positive data on the Melbourne property market continued this week, with further confirmation that despite the negative forecasts from some sections of the media, there are definitely solid numbers of buyers active at the moment. What’s more, those buyers are not holding back when they find the right property.

If you’re a regular reader of these weekly posts, you’ll already be aware that we have been reporting some fairly positive numbers on the local property market in the City of Moonee valley and surrounding suburbs in recent weeks.

That trend was evident again this week when the Barry Plant group was able to utilise the back cover of the Realestate lift-out in Saturday’s Herald-Sun to announce that our network successfully sold 508 properties in May. That number was up by around 25% on the 405 sales we achieved in April which, in itself, was a very pleasing result given all that was happening in the world at the time.

Numbers like these, along with the impressive level of buyer interest that we reported in LAST WEEK'S REPORT, are a great sign for anyone considering selling a property in our part of Melbourne over the next month or two.

Among our most recent results were:

Essendon: Strong buyer activity included a very pleasing sale of potential-filled three-bedroom home on around 835sqm of land in the highly sought-after Mar Lodge Estate.

Niddrie: A very positive response to the release of a group of new townhouses in Hotham Road has seen the sold sign go up on a four-bedroom example. More sales are anticipated shortly.

Strathmore: A generously proportioned three-bedroom home on a subdivided block in Lloyd Street (pictured), close to the Napier Street Village shops and cafes, produced a very satisfying sale at $895,000.

The most important piece of information for anyone considering selling in the current market is that sales results like these confirm that the buyers are definitely out there in numbers. Indeed, the only thing holding the market back is a lack of available properties for sale.
