Solid results, no matter your postcode
It wasn’t that long ago that property investors used to discuss where the next real estate ‘hot spot’ was going to be. Today, of course, there are lots of people talking about the hot spots around Melbourne, but its’ an entirely different subject altogether.
This week’s move by the State Government to tighten the restrictions in 36 suburbs across Melbourne’s north and west, (including several postcodes in our immediate area), certainly added some complexities to the lives of many local residents, and it added some extra challenges for those of us involved in real estate in these areas…but the good news is that it hasn’t stopped the team at Barry Plant Moonee Valley doing what we do best, assisting the people of Melbourne to achieve their property goals.
Yes, we had to rearrange some Open Houses with private inspections becoming the ‘norm’ in some areas, but buyers and renters were still out looking for their next home while landlords and sellers were still receiving pleasing interest and offers to consider.
One example of the strong buyer interest we have been reporting recently occurred in Aberfeldie, where a potential-filled free-standing home proved the value of the old saying about ‘location, location, location. Capturing glorious city views from around 488sqm of land in the highly regarded Maribyrnong River precinct, the three-bedroom home at 22 Valencia Street (pictured) found new owners within a few weeks of hitting the market.
Meanwhile, over in Airport West, similarly strong interest was shown in an entirely different style of property, a brand new three-bedroom townhouse on Roberts Road. Due for completion in the next month or two, this contemporary low maintenance home made an impact with its modern finesses and high-level finishes, with the contract being inked last week in the mid-$900,000’s.
As you can see from these and may other recent sales results, there is still strong buyer demand for properties of all types and price ranges, no matter what postcode you happen to fall into. The key is ensuring that you have a clear plan on how to approach the market based on extensive first-hand knowledge of what works, and what doesn’t.
