Spring market ending with a bang

With just one weekend of auctions left in this year’s Spring market, there are no signs of a drop-off in buyer activity levels, both during competitive negotiations and at various auctions both mid-week and weekend.

Among the more notable results we saw this week were:

Aberfeldie: 30 Afton Street

Positioned to make the most of serene parkland and sunset views, this immaculate three-bedroom, two-bathroom period home enjoyed a lush garden setting opposite Clifton Park. A successful auction campaign resulted in a pleasing sale at $1.175 million.

Airport West: 4/14 Laurence Avenue

Combining a low maintenance lifestyle with surprisingly generous accommodation, this single-level three-bedroom villa unit was located within close proximity of the boutique shops and cafes on Keilor Road. A successful twilight auction during the week saw the SOLD sign go up at $662,000.

Essendon West: 27 Emerald Street

Surrounded by parkland and positioned within a short walk of St Bernard’s College and the Maribyrnong River Trail, this four-bedroom timber home was sold after a competitive bidding duel between three prospective purchasers produced an outstanding mid-week sale at $1.225 million, comfortably above our ecstatic vendor’s asking price.

Niddrie: 43A Muriel Street

Located within easy access of all of Niddrie’s attractions, this distinctive three-bedroom, two-bathroom semi-detached home (pictured) achieved a satisfying result to a productive campaign with a mid-week sale being completed at $1.07 million.

For those keeping an eye on the market, particularly with a potential sale early in the new year in mind, it was interesting to see that leading real estate portal realestate.com.au has reported that they experienced record numbers of traffic on their website in October, confirming the anecdotal evidence that there are currently more buyers in the market than we have seen for some time.
